A small village holds the marina, Hotel Walloon, and the Barrel Back within a short walk. Beyond it, the shoreline moves from open, deeper water to sheltered, secluded stretches. With a single public launch, the lake stays quiet, used mostly for boating, sailing, and swimming.
Walloon sits at the high end of the local market. Frontage rarely changes hands, ranging from smaller cottages to large estates, and most of it trades quietly rather than on the open market, so timing and relationships matter. A small, well-kept village sits at the foot of the lake with a hotel, a restaurant on the water, a general store and a public dock, which gives the lake a center without turning it into a resort. It is enough for a dinner out or a morning coffee, and Petoskey's Gaslight District is a short drive for everything else. Most of the shoreline beyond the village is private and quiet, which is the point of Walloon for the families who hold it.
Often quietly. Much of the frontage trades without ever reaching the open market, which means timing and relationships decide who gets a look. Trish and Bob have followed Walloon sales for decades and frequently hear that a stretch of shoreline is coming available before it is listed. Buyers who want to be here generally need to be known to be looking, well before a listing appears.
Ernest Hemingway spent his boyhood summers on Walloon, and the family's Windermere cottage can still be seen from the water. The connection is part of why the same families have held shoreline here for generations, and one reason the lake has kept its character rather than being redeveloped.
This distinction matters significantly in Northern Michigan real estate, both in terms of property value and the rights that come with ownership. "Waterfront" means the property physically borders the water — you own land that touches the lake, river, or bay. This typically includes riparian rights: the legal right to access the water, build a dock, and use the bottomlands adjacent to your property.
"Water views" means you can see the water from the property, but there is no direct water access included with the home. The property may overlook a lake from a bluff or hillside, sit across a road from the shoreline, or back up to a wooded area with a seasonal view of water through the trees. Water-view properties do not include riparian rights unless a separate deeded access is part of the purchase.
The price difference between the two can be substantial. A home with 100 feet of frontage on Walloon Lake will command a significant premium over a nearby home with a view of Walloon Lake but no water access. When searching for properties, the Hartwicks make sure their customers understand exactly what type of water access a property offers. They verify riparian rights, check for shared access agreements, and confirm dock and watercraft provisions before an offer is submitted.
