Why Harbor Springs

What life here looks like

Harbor Springs is one of Northern Michigan's most sought-after waterfront towns. It sits on the north shore of Little Traverse Bay, just minutes from Petoskey. A historic harbor, a walkable Main Street of galleries and restaurants, and a mix of in-town cottages and lakefront estates give it a quieter, more exclusive pace than its neighbors.

Life follows the four seasons. Summers center on the bay, the harbor, and the numerous nearby golf courses, and winters bring skiing at Nubs Nob and The Highlands, both only minutes away. North of town, the M-119 Tunnel of Trees winds along the Lake Michigan shoreline through Cross Village and Good Hart, one of the Midwest's most scenic drives.

Prices here cover a lot of ground. In-town homes and condominiums provide affordable options, while waterfront, golf, and ski properties along Little Traverse Bay and the Lake Michigan shoreline climb well into the multi-millions, with limited inventory at every level. Bob and Trish Hartwick's own story began in Harbor Springs, where they met, married, and started both a family and a business, and they draw on that lifelong familiarity to help buyers weigh schools, neighborhoods, and frontage, whether the goal is a full-time residence or a seasonal place on the water.

What buyers ask about Harbor Springs

Community FAQ rev D, in team review
What makes Harbor Springs different from Petoskey?
Only ten minutes apart on Little Traverse Bay yet different in character. Petoskey is larger with the widest selection of homes in the region and a busy downtown. Harbor Springs is quieter and exclusive, built around a historic harbor and a walkable Main Street of retail, galleries, and restaurants. The practical difference is inventory and pace: Petoskey offers more choice at more price points, while Harbor Springs brings fewer homes to market and holds the top of the market.
What do homes cost in Harbor Springs?
Over the past year the typical Harbor Springs sale closed in the high $500s, and half of all sales landed between the low $400s and roughly $1M. The spread is the story. In-town homes and condos fill the lower half of it, the golf and ski properties are in the middle, and lakefronts sold at a median of $1.3M. Homes take a little longer to sell than in Petoskey, typically around 2.5 months, appropriate for a top-end market. Frontage, view and Main Street access move the price more than home size.
Can you live in Harbor Springs year-round?
Yes. Life follows the four seasons. Summers on the bay, the harbor and the golf courses nearby; winters bring skiing at Nubs Nob and The Highlands, both minutes from town. Main Street stays open through the winter, though some businesses keep shorter hours. Anyone planning to be here year-round should ask about heating, road maintenance and street snow maintenance.
What is the Tunnel of Trees, and what should I know about buying along it?
The M-119 Tunnel of Trees winds north from Harbor Springs along the shoreline through Cross Village and Good Hart, and it is one of the Midwest's most scenic drives. Homes along it come up for sale rarely and offer a particular kind of privacy: a narrow road, mature canopy, bluff and shoreline settings. The trade-off is a longer drive to groceries and services.
