Our Story

A true Northern Michigan real estate family

Bob and Trish Hartwick's story began in Harbor Springs, where they met, married, and started both a family and a business dedicated to the Up-North lifestyle.

Trish came north from Central Michigan University more than thirty years ago and knew on her first visit that this was home. Bob had already spent a decade launching resort communities around Harbor Springs and Petoskey. In 2004 they founded their own team, now Hartwick Up North Homes with Coldwell Banker Schmidt, built on relationships rather than transactions.

It shows in the numbers: roughly a quarter of the homes the Hartwicks sell each year are for past customers who came back. Bob, Trish and their son, Will, live in Harbor Springs, and decades here mean they know the landscape, the local regulations, and the people who move a sale from accepted offer to closing without surprises.

He brings a broker's oversight to every transaction and leads the team's negotiations, with particular depth in golf-course, resort and waterfront property around Harbor Springs, Petoskey and Charlevoix.

You will find Trish running the local trails year-round, skiing in winter and golfing in summer, and Bob on the tennis courts, still competitive, or on the golf course. Both are members of Holy Childhood Church in Harbor Springs.

With every closing the Hartwicks give to the Child Abuse Prevention and Education Council of Northern Michigan; since 2013 they have been its largest contributing real estate agents. Trish also supports the American Cancer Society's breast cancer research.

Does Hartwick Up North Homes use AI?

Yes, and not the way most businesses do.

AI did not arrive at Hartwick Up North Homes as software taken out of a box and switched on. Since January 2025, Bob and Trish have put steady effort into building the foundation it runs on: how real estate is practiced in Northern Michigan and the rules that govern it, what clients have said about working with the Hartwicks over 30 years and the habits behind that record, the brand and the standards that come with it, and where the business is headed. Every member of the team, human and virtual, works from that same foundation. An AI that understands the industry, regional practices, and proprietary processes is useful. One that does not is a liability, and getting it to the first kind took months. During that time, virtual and human team members learned from each other and made the business more efficient.

The work is collaborative in the ordinary sense. The team sets a goal together, the research gets done and the findings pulled together, and then there is discussion, debate, and now and then a proper argument between the people and the software. Nothing reaches a client until it has been read, edited where needed, and approved by the team.
